Tenement Refurbishment, Bridgeton, Glasgow
34 Bridgeton Cross is a Category B Listed building with shops on the ground floor.
MAST had been the architects for the rehabilitation of the property 25 years ago and were subsequently instructed by Thenew Housing Association to convert the first and second floor offices into 3 further houses.
Inspections of the fabric revealed that Nuralite, used in the original repair work, had reached the end of its life and a decision was taken to replace this in lead, undertake slate repairs as well as restore the front façade. The three flats from the original rehabilitation were the subject of major repair work, with new kitchen and bathroom fittings being installed and the re-wiring of the houses.
The project is interesting in the way that it throws light on elements of the earlier comprehensive improvement project which have stood the test of time, while also highlighting those parts of the building on which maintenance programmes might be focused in the future.
