The project, which was realised through a study to examine the feasibility of options for developing Kinfauns Drive for Cernach H.A.’s new offices and other uses (community wing and housing for general needs and for care in the community).

The site itself is designated as being in a high profile location while the planning authority have indicated that the site should be developed with a landmark building that is recognisable to the local community and to new residents and sets the standard for future new developments in the area.

The offices are provided over 2 storeys with the reception and Association workspace on the ground floor and with the Committee suite and staff accommodation on the first floor. The plan of the offices is relatively deep compensated for by the large area of north facing glazing, and by the shaded and more limited area of south facing glazing.

The office is designed as a traditional brick and concrete load bearing structure with timber frame construction above, the latter modified and developed to provide the relatively large spans required in the open plan offices and the Committee room. The building is integrated with the adjacent housing by having a concrete tiled roof and continuity of form is also maintained by the use of brickwork and render to both the housing and offices.
