New Build Office Feasibility Study, Glasgow

MAST completed a feasibility study for Thenew H.A to investigate options for a mixed used development comprising a new Housing Association office and housing on a site on London Road, Calton. The study investigated a number of options and broad costs to include the refurbishment and extension of the existing office accommodation, range of office forms and options over 1-3 storeys.

The final proposal comprised an office over two storeys with shop front location to London Rd with housing above, addressing the issue of privacy to ground floor housing. A common controlled entrance with concierge was proposed providing access to the office and housing. This common entrance also provided access to the independant Committee suite which could also be used by the local Community.

The housing above is south facing with integrated sunspaces over 3 storeys to reflect the scale of an existing tenemental building on the site.

A range of site layout options were investigated which could be developed on a phased basis to allow the new offices to be built prior to developing the site of the existing accommodation. In addition, we worked with DRS and a local community group to consider how their proposals for a community centre could be integrated within the wider site development.

Following completion of the earlier feasibility study in 2005, we were very pleased to have been recently appointed by Thenew Housing Association, following a competitive interview process, to develop mixed use proposals for the London Road site comprising new offices and housing.
